Remote control for F3/5

Good Day All,
The remote for my 5402 and f3/5 used to work for my F3/5 box. Now I am having problems with both remotes.
The 5402 remote sticks on the on/off button and the ok button. The f3/5 remote sticks on the ok button and the file list button.
The only replacements available on Amazon here in Spain have to come from the UK hence the increase import duty.
Does anyone out there know where I can get a replacement remote in Europe so I dont have to pay the duty.
Amazon uk quotes 34 pounds plus 17 shipping and then the duty!!!! Making it an expensive remote.

5402 remote and f3/5 remote will both operate my F3/5.

Dismantle them and give them a good clean and put them back together ?

Thanks spud, have tried cleaning them a couple of times, also using contact cleaner. seems to work for the first few times and then they start hit/missing again.
Should I try soap and water?? and let them dry properly or do you have other suggestions?
I have also noticed that the rubber nearest to the problem buttons seems to have a liquid( condensation??) inside where the rubber presses on the board. could it be heat build up from the board?
