Ok here is one for you all.

My Mrs brought our place (b4 we got together) about 7 years ago but a family friend put half the money in so she cud afford the mortgage but now wants his money.

My mrs don't work now cuz of kids so she can't get the extra £25k so as I was never on or added to mortgage I thought I'd buy it for £75k leaving us £25k to pay off the other person.

I thought it be a straight forward thing but a solicitor has come back saying it will cost £1200 in solicitors cost to do searches etc. Does this sound rite as why do I need all the searches as been here 6 and mrs been here 7 years.

Ideas please. :-/

Yes, you do need the searches, but £1200 sounds way too much.

Get some quotes from other solicitors for the work.
 
I have email my mortgage advisor asking her if that's rite with the breakdown of each thing. Just piss take as lived her for 6/7 years. Money for nothing really. :-/

Bankruptcy report: £2.00
Land registry search: £3.00

Chancel search: £20.00
Flood report: £18.12
Land registry fee: £40.00

You shouldn't really need to ask tbh. A good solicitor should always give you a written breakdown when quoting for a conveyancing job.

EDIT: Just seen the above post. Still too much imho.
 
Actually you don't need to do searches unless you are getting a mortgage.

Don't forget about stamp duty if the house is over £125k.

Also if you are a first time buyer then you may qualify for some government assistance. https://www.gov.uk/affordable-home-ownership-schemes/overview

Also check with mortgage supplier, they may help with solicitor fees.
