Loft Conversion

Has anyone done one of these ? I'm thinking bout doing mine. I would probs get a builder in to do the velux windows and strengthen the beams but the rest I could do myself.

Has anyone attempted this before on here ?
 
You need planning permission, and may need a roof lift if there is not enough height.

We were looking at it but it would cost circa 40K

No permission required for a 'storage' area but it will be done to spec in case I want to change usage, been onto planning dept to check all that out. I can put velux windows in on either side as well without permission ;)

I've done a search for loft conversion on here but it turned up nothing.

I've had a quote off one builder for 11k for the whole job but I dont need the whole job doing ;)
 
I would be careful Ian, as I have been down that route. If you want to use it as a habitable space, you will have to go by the book.
My loft is 2" too low as per the regs, so it means my roof coming off and the angle changed, buy extending the gable ends to lift the roof.
 
Had a long look at it this year. Any change in the exteria look of a roof on street facing side is most likely going to be a no-no (velux windows are allowed but not dormers). Unless you are detacted I don't think they can raise the roof.

I think you need something like 2m minimum height at highest point (its really not very high, a tall person would struggle) after taking but I think its measured to bottom of rafters, not top so I have just about OK by 5cm. Instead of lifting the roof, if you have enough space they can drop the ceiling of upstairs.

Like most modern houses, I had a truss construction, so RSJ's would be required to support roof, then truss can be removed. There are loads of other items to consider like water tank if you have one, etc

I was thinking about master bedroom with en-suite + an office, full length dormier at rear of house, extending existing stairway, velux windows to front, firedoor, etc. I got a quote inc stairs, plumbing, electrics, etc, to plaster. From national company specialising in truss roof (£45k) and local builder who had his own architect (£37k). But knew local regs and what could and could not be done. Didn't cost anything so worth getting one in to at least have a look.

Between the existing supports I have a clear area of 3.5 metres the rest of the 6.8 span will be boxed off as a storage area.

From the current joists to the highest point I have 2.8 metres, more than enough head room for me ;)

I'm going to get a few builders in to get quotes for the support work ect. then take it form there.

Thats exactly the route I went down, I have the issue of truss's. So i would have need 3 steels put in.

Just make sure they understand the current building regs, as I had one builder say yeah no problem it will be about 15K got the "expert" in who specialises is loft conversions and he was saying 40K, mind you I was going to have an office and a bedroom with ensuite, aling with a full length dormer on the back.
