Hi

I rent a property out and had a call off the tenant stating there was a blown/leaking water pipe in the garden.

This is prob bue to the frost.

I have inspected it and have no idea where it is feeding, it it definately not my house as water etc is all fine.

Who is responsible for this ? Or will my insurance cover it ??

Or should i just dig up and diy repair it ??

Cheers

it could still be your water pipe m8 it could just have a small hole in so you would still have a supply me myself would dig it round to see then wrap something like densotape round [ame="http://cgi.ebay.co.uk/DENSO-TAPE-PREMTAPE-WATERPROOFING-ANTI-CORROSION-50MM-/400146706091?pt=UK_DIY_Materials_Plumbing_MJ&hash=item5d2a9a2eab"]HERE[/ame] or if its a mainspipe buy a collar for it like this one and repair yourself as i thought the insurance premium rise for a claim would skyrocket
just be carefull if you decide to dig it yourself m8 and expect a LOT of water if you unearth a broken main i have seen a 1 mtr deep trench fill up in 30 seconds on a burst main look for shut off valves from the road to your property personally i would dig 2 holes 1 inline with the pipe a few mtrs away so you can see if its a supply pipe or main hope this helps

Doubt denso will touch it..lol

Looks like a mini fountain out back. It def not supplying my home as mine is at front.

Looked for shut off valves etc and can not find a thing nearby. The back is fully enclosed an all sides by other gardens ??

if you call the water board for advise but i think its a case of on your property then you pay to sort it m8 doesnt sound to cheap a fix do you know if its a main or a supply the denso will repair it as it has a kind of sticky resin in it which creates a watertight bond it would just be getting it on the pipe where the crack is

The law is changing shortly so the water companies will be responsible for the pipework on your property. ( edit, just looked and it's the sewer system not the water system. )

I'd contact the water company and ask them. Tell them that their pipe is causing flooding of your garden. Since it's not your feed you shouldn't be responsible for it. Might even want to argue for some compo :)

Cheers guys.

Doobie i use Denso tape in work, beiung a sparky in heavy industry. HATE the stuff, good for sealing junction boxes keeping rain out, no chances it would seal anything under mains pressure. Cheers for idea though.

hope you got it sorted out m8 and the garden doesnt resemble australia too much lol just thought denso as we used it to tempoary repair a gas main when i worked for transco before the big ass collar goes on
