ADVICE - How do i make a claim after criminal damage to my property ?

Hi

One of y rental properties has been damaged, basically one tenant who lives there had been arguing with his brother on the phone, he turned up pissed in car with a knife, booted the front UPVC door through and the inner fire door, they now need replacing.

The tenantrang the police has pressed charges against his brother and he was locked up and has5 charges inc. Affray, breaking/entering a home, drink drive and others....He is on in Crown Court oat the end of August.

I spoke to my tenant and he said ''leave it to me, i will get it all sorted and see solicitor, put a claim in'

He has since changed his mind and said he wants to drop charges and it's my responsibility and i have had them boarded/temp repair and he is hard to get info from now and on the booze big time !!!

Where do i go guys ?

Do you have landlord insurance if you do which you legally should, contact then they will sort lawyers repairs everything . Then I would think about looking for a new tenant when the lease is up

It's NOT illegal to not have insurance mate, going to see a solicitor Monday and explain things.

Some mortgage lenders require you to have buildings insurance in some cases though.

Not technically, but not very smart. You're leaving yourself open to all sorts of financial and legal pitfalls.

I deal with all problems myself mate, self managed. In Wales the rules are MUCH stricter for Landlords as you have to do a course etc and be a member of the Rent Smart Wales team.

Over 70% of landords i was informed DO NOT have any type of buildings/loss of rent insurance.

I've had house fires, the lot over the years and being a sparky myself, my mate a builder/plasterer and another mate a Gas Safe Engineer.

The price, complexity and excess you have to pay when claiming outway me having it, as i agreed with many other landlords (around 20) when i sat the RSW course....
