Building a Shed?

I am trying to find builders to knock down my shed old shed and make a new one.
The old one was made of brick with a very poor roof which resulted in leaking.

The dimensons for the shed are -
15Length * 10Width * 10Height (Foot)

I have asked a few people so far and have been quoted - 5 and a half grand, 4 grand and the best price yet 3 Grand.

The shed needs to have a professional job, with 3 plug points and one to two windows.

Is my best price worth it or should I look around more?
 
3 grand is a good price for that.

are the new plans for the shed same as the old shed if so why not take roof of and replace it with a new one and then just sandblast and repoint the old shed would cost about a grand
 
You could consider buying a prefab garage type. My friend bought one about a year ago and he's had no problems other than insulating the gaps and fitting decent extraction (he welds in his)

But yeah all he did was get the concrete base ready and they built the thing in less than an hour.

Oh he fitted a log burning stove too, keeps it hot in winter.

im a builder and would like to think no more than £2000
 
2 grand thats cheap well if the brickie says 3000 is deer keep searching m8 what area are you in?
 
Im in leyton, London.
The shed includes -
skimming, pipeing, roof (felt), plastering, finisher, sockets, lighting, bricks, cement and all other materials.
Also the electric wireing will be run from house into the shed.
Still think £3500 is too much?
 
I don't think its dear. I have a have a half built garage and it has cost me about £3000 - still not finished.
If I knew "Brickie" would build one for that price I would have put him up for a week, bought him more beer than he could drink and fed him like a king. But alas I have learnt too late.

didnt notice you wanted your old brick shed knocked down,but even so if your roof is in that sort of state, i doubt if your brickwork would be that difficult to knock down.

superstructure materials:

concrete/dpc polythene-£250(floor)
4"dense block/dpc-£250
sand/cement----£80
door/window----£100(wood)
electrical-------£100 (if you already have a power supply to existing)

roof materials

6x2 joists--£80
sheathing ply-£30
facia board---£50
mineral felt---£50
gutters/down pipe-£40


materials total around £1000

leaves £1000 profit for the builder,not bad for no more than 4 days work!

the only thing that could be a problem and up your price would be a limited access to the work area.

to save more money why not knock the shed down yourself skip it all and have it all prepped for when the brickies come in.

dont rate the prefab types,too cold in winter.

you want a real brick/block type like this one im building for myself at the mo.

Yeah I need that type of job done as your pictures shows.
In response to the materials - After looking at the materials cost, it seems u are missing allot out??
I dont see why some one would quote £3500 - £5000 if the materials came to just 1grand.

oh and skimming etc would cost around £550 itself inc materials right?
 
any garages/sheds i do only have a pointed blockwork/brickwork interior.
skimming to inside walls serves no purpose.

outside walls may have roughcast finish,which i didnt include.

builders will expect to make a good markup profit on the materials themselves.
it may be worth your time buying/sourcing these yourself,and get another quote for labour only.

It's a brick jobby with side door, 14' electric front door, double glazed window and pvc soffits facias and guttering and a slate roof. I've installed a workbench with dado trunking for the sockets, a belfast sink with hot and cold water fed from the house and 4 6' twin HF lights.
The whole thing stands me at £9000 but I did a lot of the work myself.
The slate alone was £1200!!!!
Nice and snug in winter though :)
