Been looking at the possibility of adding 4x4 hdmi matrix in loft, then running single cat6 cable to each room (will probably just run 2 cables just in case).

But these seems to do the trick nicely

Anyone got any experience with this kind of thing?

Instead of having my sky box in living room, would probably stick it all in the loft along with CCTV DVR and that's about it for now.

Power, Video, Audio and IR all done by a single cat6 cable to the balun on tv end.

Please let me know what you think

well overpriced for what it is, there are cheaper units around if you search that will do the job just as good, if you wanted to go even cheaper and just maybe run the SkyHD on its own SAC do a unit that you can run through a an Ethernet switch you buy 1 kit Receiver/Sender balun add the ethernet switch and then by extra Baluns when you need them.

Think il pass otherwise I'm just going to go well over budget.

How easy is it for you to get into the loft? I done a similar thing with router, surprising how many times it needs a reset when its out of the way.

Not too sure whats over budget as the HDNI matrix you quoted is £1500 with the baluns the SAC cost around £80 and around £40 for extra baluns there is certainly a big difference.

a 4 way HDMI - Ethernet matrix should cost around £600 - £700 including the baluns

Get a bid in quick LOL

My issue is I got a whole house to do up including bathroom, kitchen and all the furniture to go with. I go online get carried away and forget all the other stuff I need to get.

RE router in loft, I have never really had a problem with my VM super hub but having said that I only use it in modem mode and have an ASUS router which is rock steady. Router will probably just stay under the stairs with a cat6 cable to loft.
